 We provide independent adjusting services, insurance appraisals, Xactimate estimating, supplement support, field inspections, scope notes, property documentation services, and consulting services. Our team supports contractors and restoration professionals, and insurance carriers and adjusters—virtually nationwide and in-person in the Las Vegas area. 


 To provide an accurate quote, please send the following:

  • Type of service requested (e.g., estimate, supplement, in-person inspection)
  • Loss type (e.g., water, fire, hail, wind)
  • Scope of damage (brief description or adjuster’s summary)
  • Measurements & Photos of the loss (for virtual estimates)
  • Property location (for in-person services)
  • Any carrier notes, scope sheets, or prior estimates
  • Request standard or rush turnaround delivery



Once received, we’ll follow up with pricing, estimated delivery time, and next steps.


***Standard delivery is 24-48 business hours (based on receipt of the required documentation), or rush 24 business hours or less once required documentation is provided. 


 Estimates are written using Xactimate software, and delivered in PDF and ESX format. Xactimate is  commonly used with most major insurance carriers.


 Yes. We prepare supplements and will make revisions at our clients written request. Pricing is based on $125 minimum or .008% of the estimate, whichever is greater. We will not charge additional fees beyond that, unless add-ons are requested. 


 Yes, we perform field inspections in Las Vegas and surrounding areas (within 50 miles) at no additional cost.   


 

Each field inspection includes:


  • Scope notes – Detailed damage descriptions by room
  • Detailed estimate - Line items, and F9 notes.
  • Photos – Labeled and organized visuals of the affected areas
  • Sketch - Detailed diagram with measurements


 Yes. Susan is licensed and available for independent adjusting assignments from insurance carriers. We do not provide estimating services to contractors or restoration professionals for any claim we are assigned as the adjuster, in accordance with conflict of interest guidelines.

When engaging in estimating services for contractors or restoration professional, Beacon Scope Consulting does not handle the same loss on behalf of an insurance carrier or public adjusting firm. We maintain strict boundaries to prevent conflicts of interest and ensure ethical, unbiased service delivery.
